Amazing quality for Affordable Homeowners

Kommentare: I LOVE the customer service. I don't worry about not having the answers or understanding things because I know customer service will patiently go over things over the phone, or on weekends, through email. Haven't found anything similar with this kind of ease of use or customer support.

Vorteile:

It's very user friendly, inexpensive and easy to use.

Nachteile:

Not being able to print out leases to compare.

Avail makes keeping track of our tenants and rentals a piece of cake!

Kommentare: Fantastic customer service, both by phone and live chat. Fairly priced considering other options out there and gives us a great way to export financials to lenders.

Vorteile:

We were able to create leases, send tenants the lease, have tenants enroll in auto-pay, and have tenants sign up for renters insurance all within an hour. Avail also sends you updates as a landlord if the State Laws update, which I didn't think to consider before we started using them.

Nachteile:

Some of the rent scheduling can be glitchy if you need to edit a rent payment for a tenant. The tenant needs to edit and I think the landlord should really be the only one to edit.

This product is a dumpster fire

Kommentare: My experience has been nothing but negative. I don't understand how someone ever thought to ship this product in this state. No I am not going to set up automatic payments. Why would I trust Avail's security back end when their front end app is designed so poorly? Why do I need a third party to leech off of such a simple process when they can't even do it right? The only thing that would save Avail would be to allow payments to process from my account to the landlord's account the same day they are submitted, including weekends and holidays.

Vorteile:

There are no good features. Avail has literally taken something as brain dead as paying rent and added a bunch of barriers to be able to be able to do it efficiently. Their competitors for online payments are PayPal and Venmo or literally a bank transfer. Alternatively if I wanted the inconvenience of blackout payment dates I could use a check.

Nachteile:

For software that is supposed to make payments easy, this does the complete opposite. Rental payments are to be paid on the first. In the classic days of literally just giving your landlord a check this was simple. I write a check, I give it to my landlord, they cash it. We even have new technological improvements such as using PayPal or Venmo to do this all online. Avail has managed to take this simplicity and convolute it to a point where I do not know when my payments will be received by my landlord. Take for example today 4/29/23. I log into the portal, go to pay my rent and lo and behold for some reason the option to pay my rent on 5/1/23 is not available. The first is not a bank holiday. The first is not a weekend. The first is a regular Monday that if I had used any other payment method my rent would be on time and in my landlord's hands day of. If I had used PayPal or Venmo, my landlord would have received cash in their account today, before my rent was due. This is not the first time where this issue has occurred. The dates to submit payment seem to shift without reason. Do I submit a payment request two days before or three? Weekends don't count? They don't work holidays? Why is Monday a blackout date?

Avail Offers Great Features at an Amazingly Low Price!

Kommentare: My interaction with Avail personnel has been great. I had a phone conversation with someone prior to upgrading my account and they were very helpful, explaining all of the differences that existed.

Vorteile:

Avail does a great job presenting you with all of the relevant information for you to make decisions as a landlord. The website is easy to use and nearly all of the features are free to use for a single rental unit, although I easily justified the Pro account due to the Credit Boost feature that it offered. Overall a great product!

Nachteile:

There was nothing that I found that I did not like about the software.

Awesome program

Absolutely the easiest program I have ever come across! Amazing program well done! I don't usually give reviews but was happy to write this one because I believe in it.

Highly Recommend

Kommentare: It’s been less than a month using Avail and I have been extremely satisfied along with my tenants. The system walks you through every step easily with clear instructions. Customer support has been courteous, patient, fast and helpful.

Vorteile:

The online payments are quickly deposited, document organization and tenant interaction keeps communicating professional are the reasons I chose Avail.

Nachteile:

There isn’t a feature (yet) to upload my documents to send to tenants for signature. It has to be done externally and then uploaded into Avail. I wild like an email tab to quickly send emails to tenants instead of where it’s located now.

Kommentare: The online lease process was a breeze.

Vorteile:

LOVE the online leasing plus esign feature. I have been a cozy user for a long time and I switched to be able to do state specific paperless leases.

Nachteile:

Sometimes, the tabs make it hard to navigate when you are trying to find something. Cozy was a bit more simple to use. However, Avail for sure has more features.

1st time user

Kommentare: Overall great application that is very useful in managing the property. The articles and content are also helpful

Vorteile:

Had all the things I needed to set up and publish postings and track applications. Collections once set up are transparent.

Nachteile:

sometimes it takes a few clicks to remind myself where I got to a certain screen for details on payment or tenants

Avail Rocks

Kommentare: Overall, the software is definitely worth the price and it makes my life so much easier by saving me time. Love Avail!

Vorteile:

This platform is very easy to use and keeps track of everything for me. Payments made are shown from the date of submission to the date that it clears to my bank. The ability to screen tenants is awesome.

Nachteile:

I have no complaints about Avail as I find the software amazing.

Kommentare: My overall experience has been very positive. The software is a good quality product, and I've received excellent customer service from the staff!

Vorteile:

Avail is a great resource for landlords. I am a first-time landlord, and I've found the software very easy to use. The support team has been especially helpful when I've had questions. They have been very responsive to my questions and concerns. There is also a lot of online articles and resources for Avail users. The Lease is simple to set-up, and I can optionally modify existing clauses or add my own clauses to fit the needs of my property. Payments can also be conveniently set up and paid online by the tenants.

Nachteile:

I would like a way to create a template of an existing lease so I don't have to modify the lease template to fit my needs each time. There may be a way to do this. If so, I haven't figured it out. In the meantime, I have downloaded copies of older leases which I can refer to while I'm creating a new lease.

The ability to receive rental payments and the ability to go through the process from application to finalized lease makes my job so much easier.

Nachteile:

Some of the graphics and icons can be confusing.

Great software for starting out

Kommentare: As a family investing in multi-family properties we're wanting to manage them ourselves but we're also starting from scratch. Avail is a great option for listing, leasing and rent collection, which is a HUGE help. It's not perfect but for the price I think it's the best option right now. I'd recommend for anyone with small portfolios or just starting out.

Vorteile:

The software is great about streamlining processes. It takes something like listing the property, which could take hours to post to individual sites like Zillow, Apartments.com etc, and lets you post in a matter or minutes.

Nachteile:

The software can sometimes feel like a hammer when you need a scalpel. When you post your listings the software will scrub out anything that looks like contact information. I assume this is because they want all the communication captive in the system. This is in theory but it forces us to use clunky lines of communication while simultaneously trying to make a first impression with prospective tenants. There are enough examples of how that manifests itself that my newest tenant just moved in and isn't exactly thrilled when I tell her we have use Avail for certain operations.

There are scams on your website !

Vorteile:

Very easy to use and looks fine for landlords, cannot say that for prospective tenants !

Nachteile:

I was looking for a studio to rent. I filled the application as required by your website which looks very trustful. I thought you were doing some background check or at least ID check for the landlords posting offers on your website ! I was victim of a scam, a fake landlord tried to steal me 5,000$ of prepaid rent without allowing me to visit the place, even if I work 10 min away from this studio. The person was always pushing back the visit arguing that some new applicants would prefer a later date, or that they had too much work on that day and had to delay the visit of one or two days. Then the person told me that according to your website, I had the best application and should make a deposit to make a reservation, otherwise other applicants might do so and take the lease. The information required by your website are highly sensitive, I uploaded a copy of my French Passport and my international VISA. I have now revoked the access to my application for this landlord but they might have copies of my documents now. And who knows what they plan to do with them. You should be more professional ! It is very good to provide background check tools for landlords but you might be providing 'trusting' services and then helping swindlers to make up their scam ! I will contact your service and hope you could help me and compensate me for this unfortunate experience !

I really like Avail, and it's improving

Kommentare: I have rented property for two years, starting with one and now have four properties. Avail has worked as sort of a rental guide for me. From listing, to lease, to collecting payments, Avail has helped me run the flow of being a property owner/manager. I feel like I look more professional to tenants and it keeps me at an arms length on the day to day issues.

Vorteile:

I like: Support: open a support ticket and they respond within a couple of hours AND solve the problem. The notifications it gives tenants when rent is due and when they're late. The ACH payment system The listing tool to list my rental on numerous sites with only entering the information once.

Nachteile:

-The lease tool can be a little clunky. -Lease renewals are a bit difficult to figure out. -A tenant moving to a new unit I manage with a new lease was hard to set up or figure out.

Kommentare: Overall I am pleased with the processes in place, they give me the ability to refer to AVAIL as my management service company when speaking to the tenants.

Vorteile:

The ability to remove ourselves from the money collection piece of the tenancies.

Nachteile:

The Reporting module is weak, whomever designed the options doesn't seem to know what kinds of information or trends a landlord or accountant would need, and the data they are looking for. The format they comes out in requires too much time to get to a usable spreadsheet.

Stop Looking

Vorteile:

The pros are it’s a one stop shop. You can do your background checks, credit checks, rent analysis, post the availability of your property, all in one place. I like the ability to look at each property independently which you can see statuses.

Nachteile:

I haven’t come across anything I don’t like yet!

I'm currently advertising a property for rent so I'm using the marketing website for the 1st time and I'm getting tons of interest because of the multiple websites my ad is being put on. Every time I had an issue or perceived issue I reached out to the support group and was almost immediately directed on how to fix the problem.

Nachteile:

I don't really have any cons at this time.

The only thing that comes to mind is you must log into avail.com in order to respond to client messages rather than respond via email.

Professional Landlord tools at your fingertips

Kommentare: Customer service has been friendly and effective. I continue to use the software and hope to expand my rental portfolio using this software.

Vorteile:

This software handles most all tools you'll need to list your property, screen tennants, create a lease, collect rent payments, schedule maintenence, and so much more. It's a good way to manage one or several properties. Also makes for a professional appearence as a landlord. I especially like the online background check - definatly helps to secure the right tennant.

Nachteile:

Little to dislike. The company is always improving the software and introducing new features.

Kommentare: Because of the difficulty in generating a simple lease renewal I had renters leave through frustration.

Vorteile:

Easly tracks and maintains income processing and late fee notifcations with reminders sent to renters in a timely manner

Nachteile:

Very cumbersome to generate a lease and very very difficult to understand the functioning of the software in general.

Avail Software Online Review

Kommentare: Avail handles a big portion of the problems in rental real estate. They allow you to not only market, screen, setup a lease, and collect rent from tenants but take the whole hassle of maintenance requests and put it into one simple area. Avail has definitely allowed me to save money from not requiring a commercial property management company to "manage" my properties.

Vorteile:

For the small to medium sized Real Estate investor, Avail is perfect to allow you to maximize your profitability while keeping on top of the most important management decisions. It is super easy to use both from a Landlords and Tenants perspective. Believe me, one of my tenants is an elderly lady with almost no computer experience and she was easily able to setup her tenant profile and complete everything for rent payments.

Nachteile:

I don't currently have any commercial properties but have plans to purchase some in the future. I think Avail will handle this type property but would require more research to ensure it would work.

Aail is a very useful product with just a few minor glitches

Kommentare: I am managing three rental houses with Avail. I have had only minor issues that have been resolved quickly through customer service. The system works as advertised with very few hiccups.

Vorteile:

Tracking of received monies as well as tracking of maintenance issues

Nachteile:

Inability to personally customize. There are a few areas that I would like to change or add options

Great rental mgnt software

Kommentare: Easy to buy, set up and use. 8 out of 10.

Vorteile:

Simple to set up Great lease set up and legal advise. Easy for tenants to pay their rent.

Nachteile:

No repair person setup for tenants to call when repairs are needed.

Great For New or Inexperienced Landlords

Kommentare: Avail has given me added confidence as a landlord and made it possible for me to keep my landlord-tenant relationships professional.

Vorteile:

The Avail software provides legal documents that you can edit and customize. It also walks renters through the steps to pay online. You can track expenses by unit, and BEST OF ALL… when you have a vacant unit there is no added charge to upload your photos and advertise it on all of the standard rental sites. The software lets you accept online applications and schedule showings to find your new tenant.

Nachteile:

I would like to be able to use the Avail lease with tenants who do not use the internet. At present the system doesn’t allow that, so I have had to download other software to convert the Avail lease to word and edit it, then upload a scanned copy after signatures are added. It would be nice if there was a way to just do my editing online in the Avail software and print it as an “Externally Signed Lease”.

Needs some work ok ease of use but good concept

Kommentare: It’s ok. Not the best, not the worst. Wish the ease of modifying existing properties would be better.

Vorteile:

The tracking of rental payments, and ability to discontinue payments if proceeding with eviction, charge automatic late fees, or stop accepting payments after lease end.

Nachteile:

It is very cumbersome to make modifications to an existing rental such as a lease renewal. The deposits to the landlords account take way too long to process and only with a paid subscription do they go faster. I was sold on this feature and upgraded my subscription only to find out the enhancement had not been made yet.
