A great software team!!! We love the versatility!

Kommentare: Prior to Rent Manager we used Yardi for 17 years until they became too expensive and no longer catered to a small company base. This is so much better! Rent Manager listens to their customers. We couldn’t be happier!

Vorteile:

The online RM12 version gives us the versatility of a complete accounting program (minus payroll of course) that allows small employers with mixed portfolios to use a single product. Outside Payroll options work great for us. The Rent Manager team is constantly listening to their customer base and makes product use seamless with a great support staff! We are a small locally owned property management firm with commercial, residential and self-storage rentals and have used the Rent Manager program since 2011. We currently manage 15 sets of books that include around 30 properties. The software allows us to set up each property based on its own rental type and each user can be restricted based on need. We love the user friendliness, training options and the program options available

Nachteile:

We have not found a major con with this program. The development team tries to work with all parameters to find a work-a-round if not an immediate fix.

Vorteile:

Nachteile:

We have a complicated system so it took several imports to get our data correct. Our fault, not Rent Manager's though.

I love rent manager!

Rent manager is highly customizable and easy to use!

Nachteile:

It can be difficult to onboard new staff, but once they get it, they get it!

Management company Lie to

Kommentare: Very poor and regretting signing up very concerned of all the work and all the information that's entered in that there is no way to get it back out as soon as we stop paying we will never see it again.

Vorteile:

We liked everything the sales rep told us as soon as we got the system set up we were only able to do half of what they promised. The phone system isn't proper. We had a problem with If implementation they just counted down until the hours were run out not trained properly. Didn't give an agenda of what we should know each week. Or give options on what we should work on.

Nachteile:

Very poor training and overcharging they round up to the next 100. We lost over a 100 units that landlords did not wish to go to an online portal. And the company is still charging us for the last 7 months. Poor training waiting for everyone to get customer service. If you make a mistake they charge your additional fees To help get it fixed. Scripting for your forms take forever they do not have templates for each state. They do not tell you that each tenant needs their own email not just per unit in order for online systems to function. All of our tenants are month to month it does not work with the software for at least expiration dates everybody needs to be under term leases.

Rent Manager a platform

Kommentare: We love Rent Manager, it has been a great platform for us.

Vorteile:

The ease of use and the support team. This platform has so many functions and integrations we haven't even come close to using it to it's full potential.

Nachteile:

The issues with Rent Manager Express that they are working on.

Rent Manager

Kommentare: We have been quite pleased in the decade that we have been using Rent Manager with the product, the support and of course, the streamlining it has provided our business.

Vorteile:

We were among the first to convert to Rent Manager's stand alone version and we continue to use Rent Manager for every aspect of our business (approx. 1000 residential and several commercial buildings). The software is very user friendly and intuitive making it easy to onboard new employees. The comprehensiveness of the online training through Rent Manager University is invaluable for new and long time user employees. We use several of the integrations and are currently looking at adding several more. The allow us to adapt to every changing technologies and industry best practices. The customer/technical support is outstanding. I really cannot say enough good things about the support department. Whether it is technical support or assistance in scripting to help you streamline or create custom reports, they are always extremely helpful and responsive.

Nachteile:

Any cons that we have found Rent Manager has helped us find work arounds for or has upgraded to in their regular updates. I would like to see more options for "batch" operations.

User friendly, but you must update information in multiple spots.

Kommentare: It's been pretty good overall. There are a few features they don't have yet, but they take suggestions and are working to improve. :)

Vorteile:

Pretty user-friendly. Easy to navigate. Easy to learn the software.

Nachteile:

You have to put the same information in like 4 spots manually.

Great product!

Vorteile:

It’s simplicity. The tabs are easy to follow and once procedures are learned it’s easy to navigate.

Nachteile:

It crashes if it gets overwhelmed and when completing certain tasks.

Highly Recommend Rent Manager!

Kommentare: Achieved what I had hoped - Based in Canada it would be good to have an integrated payment processor - Zego Payments can't process international cards

Managing seasonal applications (over 400 staff) Rent Manager has streamlined our process!

Nachteile:

The issues we have when the Apply Now link is clicked creating automatic duplicate accounts - super frustrating!

Overall Great System!

Kommentare: I think it is great. Again, if used properly, it can make managing an easier task overall!

Vorteile:

Very easy to use if you take the time to actually do things correctly. Example- inserting task to ensure something is done.

Nachteile:

Loses connection quiet often, but it usually connects right away.

A great fit for us

Kommentare: With Rent Manager we have been able to take technological steps forward that were previously too complicated or clunky. As a result, we have transformed many of our operational systems for increased efficiency, accountability, and effectiveness. We are moving all our properties to the Rent Manager platform, so the transformation and improvement continues.

Vorteile:

Pricing is user-based, so we have added properties and units at no additional cost. Support is great. Customization makes the software very flexible. Database provides powerful reporting tools to peel back reports and review informative details for decision making. Guidance through integration process was great.

Nachteile:

No significantly negative experiences come to mind. There are limitations with any system, but Rent Manager has met or exceeded our expectations in all critical areas.

Great Program

Kommentare: Very happy with customer service and all of the included available options within the program.

Vorteile:

I like being able to pay an annual fee and not per seat or per door. Customer Service is AMAZING.

Nachteile:

There are some glitchy areas, but not anything that's close to a deal breaker.

RentManager ROCKS!

Kommentare: It does what I need to do. Unlike other property management softwares, the processes are simple and logical. I never have to hassle with untested updates as with other softwares. All the bugs are out by the time I get it. Other companies test drive their softwares by having us test-drive them to find the error.

Vorteile:

The simple ease, the flow of entering items. I know a property manager had a hand in putting this terrific software together. It 100% relates to our work. Unlike other property management software, it is a breeze to put your work together on RentManager and correct it afterwards without it being a hassle for everyone. Great job RentManager! I don't see why other property managers use anything else in their company.

Nachteile:

Nothing. When it comes to help, RentManager's staff are helpful ALL of the time. Professional and knowledgeable.

This App is great!!

I love the way that RM makes our work simple and efficient. The reports are genius and everything is easy

Not too much alerts in my email. We need to be updated about issues or updates etc

Smooth Onboarding

Kommentare: Using Rent Manager for the past few months has helped consolidate our financial tracking into one system. The functionality of it with the use of paylease has helped us track our revenue more efficiently. The tenant portal and service issue modules have also helped us have better communication with our tenants.

Vorteile:

Our transition to Rent Manager was slow due to us taking much longer to submit information, but [sensitive content hidden] kept us engaged and followed-up with any questions we had. What I like about Rent Manager are the features are easy to use and customer service is very helpful.

Nachteile:

There isn't much that rent manager lacks. Overall, it is a robust software that helps us manage our commercial rental properties. Rent Manager also provides many tutorials that make it easy to understand or relearn features.

Experienced user

Kommentare: Exceptional experience. The features are practically endless, but you only have to use what can benefit your company.

Vorteile:

Everything is online, so it's mobile. It is comprehensive with lots of data and forms available. You can just use what is relevant to your business.

Nachteile:

It just took a while to explore all that was available and figure out what was relevant to our business. Not a bad thing, just a lot to look at.

Easy to use

Kommentare: Rent Manager allows me to easily track all business needs ranging from managing resident accounts to managing both accounts payable and receivable to investment management. This platform is easy to use and understand and customer service is great.

Vorteile:

This software is easy to use and can be customized easily. I use this software to manage residents as well as for all accounting purposes and am very pleased.

Nachteile:

Online lease signing not as user friendly to set up and implement.

Nothing comes to mind today. I think the reps are always able to help me overcome issues.

Great Property Management Software

Kommentare: I've used it for almost 15 years and I love it!

Vorteile:

The interface is super easy to use. You can pick and choose what each employee has access to. It has awesome integrations from other applications.

Nachteile:

I would like a better inventory tracking option.

After evaluating several programs including Buildium, Propertyware, Yardi and Appfolio, There is no better software than Rent Manager

Kommentare: I really cannot say enough good about them.

Vorteile:

The depth of the ability to tailor Rent Manager for each individual user is unparalleled compared to any other software. They are the only Residential Software company that owns their own phone system and integrates directly into the software and every call is attached to either the tenant, owner or vendor history file. The support of Rent Manager is unparalleled, a customer really feels like they are the only customer they have when you call for support. They have a vast staff of programmers that continually update the software. If I look back the way we did business even one year ago, it is so different because of the continued automation features they continue to come out with. Some of the other software companies will tell you as they have told me that they are constantly coming out with new features also, however, they are two years behind Rent Manager and when they do catch up, Rent Manager will have that many more advanced features.

Nachteile:

Many times when they release a new feature it needs fine tuning that takes a long time to get. Of course I am very impatient and what they come out with is still leaps and bounds ahead of the competition.

Feature-rich software for the rental home industry that is as simple as you can hope for.

Kommentare: All in one product for rental communities that is simple to use. Can do A/R, A/P, reporting, etc. There really aren't any major missing features.

Vorteile:

For basic usage the layout is really intuitive and as manager of a rental property you could figure out pretty much everything you need just by poking around. You can do pretty much anything that needs to be done with this software and it has the accounting features that make it an all in one product. Customer support can be slow at times but they will always put in whatever effort it takes to troubleshoot your problems and all staff is in the US.

Nachteile:

The help section is a bit lacking. It's more just a beginner how-to guide rather than figuring anything complex out. Plus, it doesn't indicate where certain features need to be manipulated on the back end. Reports are rather cumbersome at times and there are so many that seem too similar. A good wizard for creating reports would be nice. Creating purchase orders is slow, again, a wizard walk-through to get it all done as fast as possible would be nice.

A Wealth of Features & Could Always Use a Few Tweaks

Vorteile:

It is a tenant-centric platform, allowing our residents to see their accounts and pay on-line, thereby reducing our central office workload. We operate 15 or so entities with RM and a handful with QuickBooks. From a financial analyst viewpoint, I prefer QB, because of the easy export features. Still, we have 1,300 + tenants and are re-building occupancy at newly acquired mobile home parks, so our focus is on providing the best face for our residents. QB was not doing that for us. This is a more comprehensive program tailored for the rental world

Nachteile:

For some inexplicable reason, report exports to Excel do not carry the formulas over. It is a huge time waster for those of doing a repetitive analysis of multiple companies. I can only think this relates to some licensing issue. QB does it automatically and I miss that. In fact, I resent that RM does not provide that functionality and don't understand why they wouldn't provide this time and money saving convenience to their customer base.

Rent Manager

Vorteile:

What I like most about Rent Manager is how easy things are. Submitting work orders, contacting tenants, rent tracking, and adding vendors + tenants is very easy.

Nachteile:

The thing that i like least about Rent Manager is that it is a virtual machine so I can not switch through different tabs while using it and I cannot take screenshots when using one monitor.

Complicated software, long learning curve, but good support

Vorteile:

I was in charge of implementing this software, converting from peach tree to this. Excellent support during conversion, but this is a complicated product. Liked the bookkeeping side, but this is also supposed to push vacant units out to zillow, etc, and that is where we got on to the struggle bus. This was complicated, with a large learning curve. Did not like the website options at all, and found them clunky. The accounting reports were simple to set up & modify, and it was easy to transition to this product. Excellent option for a person that has multiple LLCs or multiple properties, as its very easy to separate. Excellent for 3rd party managers, as many bank accounts could be run from one place.

Nachteile:

Website option templates were not very good, and it was very hard to get listings into Zillow the way you wanted, and get on to your own site.

Rentmanager has been a positive factor in the growth of our company.

Vorteile:

You can petty much customize the program to fit your operation. Being able to intergrate our screening, maintenance, reports, phone system & website & e-commerce into one system for our office is a tremendous asset. It allows our office to function smoother and more efficiently which in turn, allows us to handle more properties with less personnel. Rentmanager is continuously upgrading the software and introducing new modules that can be incorporated into your operation. I also like that the company is privately owned and carries little or no debt.

Nachteile:

Converting from the Rentmanager 11 to the 12 version took more work than I anticipated. It can be difficult keeping up with all the changes and additions that are continuously happening.
